What do you think is the cheapest and most effective way to get leads? Consider these elements: Time, Budget, Effort and Results

I know knocking on doors would really be cheap but it is not efficient and of course, nobody would wanna do that.

Door knocking..

Here is an idea one of our investors is working. Hire birddogs on craigslist and hire the ones that live in your targeted area so they are familiar and convenient for them to visit people. Pay them for talking to people or delivering a letter personally from you seeing if they really need to sell. Direct, low cost, and personal...they will call you and someone else can door knock for you... It works...trust me..

Find and control a BARGAIN property. Make a slide show and/or video using your own voice. Insert it into a keyword rich article(s). Upload the article to various locations, including suitable social media. Post on Craigslist, pointing to your article. (use a form to capture leads- must fill out the form to obtain address). Offer a flip Mino camera drawing for all who sign up and actually view the property before a certain date. Be sure to target your market- first timers, investors, move up buyers, flippers, etc. Make your article(s) very keyword dense so as to attract the niche you're targeting. Aother idea is to create a blog about homes in the city- and tout the value of YOUR property.. keyword rich posts, designed for link bait. Use socializer to spread those posts...

So far, very little money involved.

Now you can also do the same thing as a buyer of home(s). Create a we buy homes kind of theme, targeting an area and create posts designed to attract sellers and brokers to you... post to Craigslist and other high traffic sights..

Yellow letter campaigns. AND if you are smart, you can make it even more efficent by scanning your yellow letter and making everything but the personal information computer printable. $30 for 50 stamped envelopes and a legal pad for 7 good leads is not a bad deal. I guess you need to factor in a subscription to your favorite foreclosure site (so lets say $40 a mailing if you do 4 mailings a month).

After that it is just selling the callers on what you do. The letter should be simple and to the point, you don't need to explain what you do until they call. I usually get a 30-40% call back rate from the letters and about a 10-15% success rate. Calls usually last about 1 minute before I know if they really want to sell or not.
I'm always an advocate for your local Reia. They usually have a Deal a Minute sessions and you can find your local wholesalers there. If you want to do what the wholesalers are doing, ask them what they see working for them. But there are tons of REO's right now in most areas and they are being sold very cheaply....so at the local Reia or Real Estate Investment Association,(look up NationalREIA) find your investment realtor there to get a hot list of bank REO's emailed to you, or their hot sheet...
There are no shortage of properties now...there is a shortage of qualified buyers...
But there are tricks to get buyers qualified now w/ Obama's incentives..Good luck..

direct mail to absentee owners. You need to find deals that are not advertised.
